The first dry strip is usually a watering-pattern problem, not bad sod
New sod can look great across the middle of the lawn while the outside 6 to 12 inches turns pale, curls at the seams, and feels crunchy by late afternoon. That edge drying is frustrating because it makes a fresh installation look unfinished, but it is usually fixable without replacing the whole perimeter.
The main issue is simple: sod edges lose moisture faster than the center. They are exposed on one side, often sit against hot concrete or mulch, and are easy to miss with sprinklers. A sprinkler pattern that looks generous from the patio can leave a dry band along a fence, driveway, curb, or flower bed.
When I check a newly sodded lawn, I do not start by adding more water everywhere. I pull back one corner of a dry piece and look at the soil underneath. That tells the story quickly.
If the sod is wet on top but the soil below is dusty or only damp for a quarter-inch, the lawn has been watered often but not deeply enough. If the soil is moist underneath and only the leaf tips look stressed in extreme heat, the turf may be reacting normally and does not necessarily need emergency watering.
What dry sod edges actually look like
Healthy new sod should stay flexible. The blades may not stand perfectly upright during a hot afternoon, especially in the first week, but the piece should still feel cool and moist when lifted at a seam.
A genuinely dry edge has a different look. The grass often shifts from green to dull blue-gray, then tan. The cut edge starts shrinking away from the next piece, leaving a visible gap. When you step on it, it feels light and springy instead of heavy and anchored. By the time the blades are brittle, the roots may already be struggling.
A quick check before changing your schedule
- Lift a corner or open a seam near the dry area.
- Push a screwdriver or soil probe into the ground 3 to 4 inches.
- Check the soil, not just the grass blades.
- Run the sprinkler for 10 minutes and watch whether water reaches the outer edge.
- Look for runoff along pavement, curbs, compacted soil, and sloped areas.
If a screwdriver slides in easily and the soil is cool and dark below the sod, the edge is probably not severely dry. If it stops after an inch in hard, dusty soil, that area needs attention immediately.
Why edges dry first
Concrete is one of the biggest culprits. A south-facing driveway or sidewalk stores heat and radiates it back into the turf long after direct sun has moved. Metal edging, stone borders, and dark mulch can do the same thing. The sod beside these surfaces may need a separate hand-watering pass even when the rest of the lawn is getting enough.
Sprinkler coverage is the other usual offender. Pop-up heads often throw water past the edge, especially in wind, while rotor heads may leave a dry strip close to the head itself. That is called the “donut” problem: the sprinkler reaches the far side well but misses the ground near its base.
New sod also creates a misleading visual. The surface can look wet after a short cycle because the thatch and blades hold water. Meanwhile, the soil below remains dry. Roots cannot establish in a wet carpet sitting on dry dirt.
The watering routine that protects perimeter sod
For the first 7 to 14 days after installation, the goal is consistently moist soil beneath the sod, not constant puddling on the surface. In warm, sunny weather, that commonly means watering early in the morning and checking exposed edges again in early afternoon.
A practical approach is to water the whole lawn in the morning, then hand-water the vulnerable perimeter areas. Use a hose with a gentle shower nozzle, not a hard jet that washes soil from seams. Soak the strip slowly until water reaches the soil underneath, then move along. This takes less time than repeatedly running every zone.
A realistic hot-weather example
One July installation I dealt with had Kentucky bluegrass sod laid on a Friday beside a west-facing driveway. The lawn received 25 minutes per zone at 6:00 a.m., and the center looked excellent. By 4:00 p.m., the 10-inch strip next to the driveway was gray-green and the seams were lifting.
The sprinkler was covering the lawn, but not the last few inches against the concrete. We added a 7-minute hand soak along that driveway edge at about 1:30 p.m. for five days. We also placed a temporary strip of cardboard over the exposed seam during the hottest part of the afternoon, removing it before evening. By the following Wednesday, the sod was staying green and beginning to resist being lifted. No replacement pieces were needed.
That extra midday water was temporary. Once the sod rooted, watering shifted toward longer, less frequent cycles to encourage deeper roots.
The common mistake: watering the leaves instead of the root zone
The mistake I see most is giving the edges a light spray several times a day. It makes the grass look better for an hour, but it does not solve dry soil below. It can also keep foliage wet into the evening, which is not ideal for disease-prone turf.
Another mistake is assuming every brown edge means the sod failed. A narrow browned cut line can be cosmetic, particularly where rolls were trimmed during installation. If the sod is firmly rooting, the surrounding blades are green, and the soil is moist, do not tear it out just because the outermost leaf tips are tan. Mow it gently once rooted, keep it irrigated correctly, and let new growth fill in.
Small changes that make a big difference
Close seams before they become dry channels
Gaps between sod pieces expose soil directly to sun and wind. Push pieces tightly together by hand. Do not overlap them; overlapped sod creates a raised strip that dries unevenly and roots poorly. If a seam has opened after installation, pull the pieces together and press them down. A little screened topsoil in a persistent narrow gap is fine, but do not bury the grass crowns.
Use mulch carefully around beds
Mulch helps reduce heat and moisture loss in the bed, but it should not cover sod edges. Keep mulch pulled back about an inch from the turf. A thick mulch layer pressed against fresh sod can block irrigation from reaching the seam and makes it harder to see whether the edge is drying.
Adjust sprinkler heads instead of increasing every zone
Before doubling the run time, watch each zone for a full cycle. A slight nozzle adjustment, a different spray pattern, or a head raised above the sod can solve the issue. More water across the entire lawn can create runoff, soft soil, and shallow roots while the actual dry strip remains thirsty.
When to worry and when to leave it alone
Act quickly if the sod is shrinking, cracking at seams, turning straw-colored over a widening area, or lifting easily after a week of regular irrigation. Those signs point to dry root-zone soil or poor contact with the ground.
Do not panic over a brief afternoon wilt on a hot day if the grass recovers by morning and the soil under the sod remains moist. Turf uses leaf rolling and slight color change to protect itself from heat. Chasing that temporary stress with heavy evening watering usually creates more trouble than it prevents.
The best habit is boring but effective: inspect the edges daily during establishment. The center of a new lawn can hide a perimeter problem for several days. Catch it while the grass is merely dull and flexible, and keeping those sod edges alive is usually a matter of better targeting, not more water.
